Replace Roof And HVAC Requirements

  • Building 9, built in 1928,  consists of three floors and an attic space currently housing the Alexandria VAHCS’s Mental Health facility. The phased design will allow for operations to continue in the building during construction. As part of the project, the (3) Attic air handling units (AHUs) and all fan coil units located throughout building shall be replaced with new AHUs and new variable volume air terminals, which will require the replacement of all building ceilings. A new DDC control system will also be installed to replace the existing system.
  • Replace the HVAC system in Building 9. This will include the removal and replacement and/or reinstallation of existing ceilings, new bulkheads, chases, etc. as required.
  • Mold remediation will be necessary in several areas as water infiltration has been occurring for some time. This will be especially prevalent in the South East area of the building. This is to include ceilings and walls where identified. Total square footage remediated will be 1500 sq. ft.
  • To remedy water infiltration issues through replacing the gutters and metal flashing on the roof. This work will require removal and reinstallation of the clay tile roof with new clay tile roof, as well as the flat roofs. Clay tile roofing will be selected by the VA.  A prototype is already in place at Building 3 and submittals will be provided for matching purposes.
  • Asbestos and lead testing is required in areas where work will be performed.  Abatement will occur where any lead or asbestos is found.  Lead has been identified on the exterior paint of the buildings at our facility.
